The deal is simple.

A nonprofit land trust buys the land and holds it forever. Twelve households each contribute $12,500, build their own dwellings, farm together, govern together, and live sovereign lives on shared ground. Nobody gets rich. Nobody gets evicted. The land can never be sold for profit.

You Never Own the Land

The trust does. You hold a 99-year ground lease. You own your home, your time, and your freedom. No bank can foreclose. No landlord can raise your rent. No market crash can take your home.

You Farm Together

Regenerative organic. Cover crops, compost, rotational grazing, biodiversity-first design. Inspired by Apricot Lane Farms and Joe Hollis. The land heals because you're on it, not in spite of it.

You Govern Together

One household, one vote. Council roles with term limits. Total financial transparency. An external ombudsperson. Every decision starts with one question: who is most vulnerable, and who is most affected? That's the framework. Not ideology — just a compass that always points toward the people with the most to lose.

You're Free to Leave

Any time, for any reason. You own your dwelling — you can sell it. The community gets 90 days of right-of-first-refusal at cost-of-construction plus inflation adjustment. If they pass, you sell to any approved buyer. You take your equity, your belongings, and nobody shames you. A community you're afraid to leave isn't a community. It's a trap.

Three rules. Everything else flows from these.

Children's safety is prioritized in every decision. Full stop.

Background checks on every adult. Cameras in shared spaces. Two-adult rule for all children's activities. An external ombudsperson children can talk to. Zero tolerance for abuse. This is the non-negotiable that governs everything else.

Be who you are.

Your body. Your mind. Your identity. Your beliefs. Your neurotype. Your capacity. Every part of you is welcome here, not just the parts that are convenient. Modified duty for different abilities. Multiple ways to participate in governance. No conformity pressure. No loyalty tests.

Don't harm yourself, others, the community, or the land.

Regenerative farming practices protect the soil. Safeguarding protocols protect the people. Financial transparency protects the trust. And conflict has a defined path: direct conversation first, then a trained community mediator, then the external ombudsperson, then a formal council vote with documented outcomes. It's procedural, not personal — so no one has to wonder what happens when things get hard.

Not a theory. A step-by-step process with checklists, templates, financial models, and governance documents — all open-source, all tested.

Find Your People

Recruit twelve households who share the vision. Screen carefully — wrong people cost more than waiting. Honest conversations, background checks. Everyone reads the Hard Truths. Then a 6-month trial residency: live on-site in temporary housing, pay reduced dues, join the work rotation, participate in governance. Both sides decide at the end. Nobody bets their savings on a vibe check.

Form the Trust & Secure Land

Incorporate the CLT, pool your buy-ins ($12,500 each), find the right land. Test the water, test the soil, verify the zoning. Close with the trust holding title. Nobody's name is on the deed — everybody's future is.

Build the Infrastructure

Water, septic, power, roads, fencing, common house. Temporary housing first, then permanent dwellings — your choice of approach: tiny homes ($15K–$40K), modular cabins ($40K–$80K), converted containers ($25K–$50K), traditional stick-built ($80K–$150K), or owner-built natural materials ($10K–$30K). Cameras in shared spaces. Emergency binder in every home. Accessibility built in from day one — not retrofitted.

Start Growing

First gardens, first chickens, first compost. Begin the three-year organic transition. Plant the fruit trees that won't produce for years — that's faith in the future. Establish your CSA, your farmers market presence, your value-added products.

Live the Culture

New Moon and Full Moon dinners. Solstice celebrations. Skill shares. Work parties. Game nights around the fire. Expect 8–12 hours/week of community labor (farm rotation, meals, maintenance), one 2-hour governance meeting per month, and three weeks completely off each year built into the rotation. A governance model that protects dissent — and builds the floor so no one falls through.

The hard truths.

If we only told you the beautiful parts, we'd be lying. Here's what you need to know before you fall in love with the idea.

You never own the land.

The trust does. You hold a 99-year ground lease and own your dwelling outright. If you leave, you sell your home at cost-of-construction plus inflation — not market rate. The community has 90-day right of first refusal. If you need to build equity through real estate speculation, this isn't your path.

Privacy is different here.

Your neighbors will know when you're struggling. There are cameras in shared spaces. Community is intimate by design.

Rural isolation is real.

You will be far from hospitals, concerts, and diverse restaurants. The nearest trauma center might be an hour away.

The money works differently here.

Not everyone farms full-time. Two to three households operate the farm as their primary work — and keep the farm revenue as their income. In exchange, they pay reduced or zero ground lease fees. The rest earn independently — remote jobs, trades, retirement, disability — and contribute 8–12 hours/week of community labor. Farm operators aren't subsidizing your lifestyle; they're entrepreneurs with a sweetheart land deal, shared infrastructure, and a built-in customer base. The model works because overhead is radically low, not because the farm makes you rich.

There are cameras.

In all shared outdoor spaces. For child safety, accountability, and property security. Your home is private. The commons are monitored.

Child safety governs firearm policy.

Locked storage. Ammunition stored separately. No firearms in common areas. Annual safety certification. This is what a child-safe community looks like — and children's safety is the one thing we refuse to put to a vote.

Built so it can't become the thing you're afraid of.

Every intentional community that failed started with good values. We've studied what went wrong and built structural safeguards into the foundation.

No One Is Above the Rules

Including the catalyst. The covenant applies to household one the same as household twelve.

Term Limits on Leadership

Three years max. Then step aside. No one becomes the permanent anything.

Total Financial Transparency

Every member sees every dollar. Dual signatures. Quarterly reports. Annual third-party audit.

Right to Leave — With Your Equity

Four-Step Conflict Resolution

Step one: direct conversation between parties. Step two: trained community mediator. Step three: external ombudsperson. Step four: formal council vote with documented outcomes. Written into the covenant — procedural, not personal.

External Ombudsperson

An independent professional who visits annually, meets with anyone (including children), and can contact authorities directly.

Annual Self-Assessment

The community checks itself against the ICSA coercive community checklist every year. Uncomfortable. Essential.

Protection of Dissent

You can vote no. You can raise concerns. Whistleblower protection is in the covenant.

Freedom of Association

Talk to anyone. Maintain outside relationships. Children have full social lives beyond the property. No information control. Ever.
